Property Services · Ontario

Every home, ready for what comes next.

Estate cleanouts, downsizing, pre-listing preparation and the repairs that follow, handled quietly for the homeowners, families, agents and executors who call us.

Fully insured · WSIB covered · Fixed written pricing · Family-run · Roughly 30% under market rates · Keepsakes set aside, always · Ontario-wide

When a house changes hands, someone has to empty it, sort what matters and leave it ready to show. That has been our work for a long time, and we still answer the phone ourselves.

Every home, start to finish

Whatever the home needs, that’s what we do.

Clearing it out, fixing it up or getting it ready to sell. One company handles the whole house, from the contents to the roof, on one schedule and one invoice, at roughly 30% under the Ontario market rate.

What we look after

Book one service on its own or combine several into a single job, with one crew, one walk-through and one invoice.

How We Work

One call, and the house is handled.

Whether it is your own home, a parent’s house or a property going on the market, you make one call. We walk through it with you, agree a fixed price and have the house clear on the date you need.

i
One call, from anyone
Call us yourself, or have your agent, lawyer or a family member call for you. We arrange the walk-through and the schedule from there.
ii
Worked back from your date
Moving day, a closing or a listing photo shoot: rooms are cleared in the order you need them.
iii
Keepsakes and documents set aside
Nothing personal leaves the house without the family seeing it first.
iv
Photos at handover
Before and after photos when we finish, for you, your family or your agent.
v
Billed the way you need
Paid directly, through the estate or at closing, by arrangement.
How It Runs

No surprises after the quote

i

Walk-through

We walk the property with you, the family or the executor and notes what stays, what is donated and what goes.

ii

Written scope

A fixed price with inclusions, exclusions and a date. Anything unknown is named, not buried.

iii

Sort & clear

Keepsakes set aside, donations and consignment separated, then the remaining contents removed room by room.

iv

Swept handover

The house is swept and photographed, with donation receipts and diversion figures in one close-out package.

We leave it clean.

One company, the whole house
Contents, garages, basements, outbuildings and light strip-out on one scope and one invoice.
Family-run, start to finish
Calls returned the same day, the family reachable, and a written answer when something changes.
Discreet by default
Families are often grieving or moving under pressure. We work quietly and treat the home with respect.
A documented close-out
Photos, donation receipts and diversion figures in one package for the family, the estate or the agent.
Where It Goes

Most of it never reaches the dump

Landfill is the last stop, not the first. Every load gets sorted before it moves, so furniture, metal, wood and electronics leave on their own stream and only the true residual gets tipped.

Family & consignment
Valuables & Keepsakes

Documents, photographs, jewellery and items of value set aside for the family or referred for appraisal.

Reuse & donation
Furniture & Goods

Furniture, housewares and tools that still have use go to charities and community reuse.

Scrap yards
Metal & Appliances

Appliances, metal furniture and old equipment sold on, with recovery credited against the job.

Recycling facilities
Wood, Paper & Electronics

Separated on site and taken to processors that reuse them.

Landfill
The Residual

The only portion that gets tipped, weighed and reported to you honestly.

Our Story

A family name in Ontario homes

Elmvale grew the way most good local firms do: one house at a time, one referral at a time. Neighbours passed our number to neighbours, agents to sellers, executors to other executors, and the work followed.

We have kept it family-run on purpose. The same family that walks the property answers your call and signs off at handover. Every job is sorted by stream before anything leaves, which keeps the contents in use and the cost down.
